Job Title: Property Manager

Job Summary:

The Property Manager is responsible for overseeing the day-to-day management, rental operations, and maintenance of properties. This includes tenant management, rent collection, property upkeep, and coordination of repairs and civil works. The manager also handles tenant acquisition through local property dealers when a property becomes vacant, ensuring optimal occupancy and revenue.

Key Responsibilities:

  1. Property Maintenance & Upkeep

  • Monitor and address wear and tear of the property.
  • Coordinate regular maintenance, repairs, and civil work as required.
  • Ensure all services (plumbing, electrical, civil, etc.) are functional and well-maintained.
  1. Rent Collection & Financial Management

  • Collect rent from tenants on time and issue receipts.
  • Maintain detailed records of rent collection and pending payments.
  • Prepare monthly reports of income and expenses related to the property.
  1. Tenant Management & Acquisition

  • Serve as the point of contact for tenants regarding property issues.
  • Ensure tenant compliance with property rules and lease agreements.
  • Handle complaints and resolve disputes professionally.
  • When a property is vacant, coordinate with local property dealers to find new tenants and ensure timely occupancy.
  1. Administrative & Record Keeping

  • Maintain accurate documentation of rental agreements and tenant details.
  • Keep records of property maintenance schedules, vendor details, and expenses.
  • Coordinate with contractors, vendors, and service providers for required work.
  1. Property Enhancement & Safety

  • Conduct regular property inspections.
  • Ensure compliance with safety, hygiene, and building regulations.
  • Recommend improvements to enhance property value and tenant satisfaction.

Skills & Qualifications:

  • Strong organizational and communication skills.
  • Knowledge of local property market and rental procedures.
  • Basic understanding of civil, plumbing, and electrical work.
  • Financial management and record-keeping skills.
  • Ability to manage tenant relationships and coordinate with property dealers.
  • Must own a bike for local travel and property visits.
